By Surihe Gaomas WINDHOEK Windhoek is set to have its own multi-million dollar one-stop shop in motor vehicle spare parts, accessories and services. A N$60-million investment by Luco Developers Company, which plans to consolidate all motor part industries in one place, will get the business off the ground. The envisaged site for the business, Erf 7961 is situated in the Southern Industrial Area along Mandume Ndemufayo Avenue and Maxwell Street opposite Ferreira’s Nursery. Its area size is approximately 18 153 square metres and the business will be built over an 18-month period. At a briefing yesterday, Willie van Rhyn of Luco Developers who is also the chairperson of the company board said the business complex, to be called Hyper Motor City, will be an industrial park with motor related shops, showrooms and offices. “The concept of the complex is to get something out of motor trade parts. All the different components of motor trade will be available and there’ll be no competition where people can make more profit in their pockets,” explained Van Rhyn, adding that each one will have a share in running their own exclusive businesses without fear of competition. The latest development will consist of 55 warehouses-cum-workshops, four shops and four offices. Landscaping has already started and construction starts in March next year, to be completed by September 2008. Consulting engineers felt that there was a need for such a service in the capital, as many people want to own their own motor parts premises. Eric Selck of Ese-Technik Consulting Engineers said there is a great interest. “The place is in close proximity in Southern Industria to two major road routes and is therefore well situated for business,” added Selck when asked why there was a need for such a business in the first place. Most of the units will be sold off as sectional units with no lease required as any interested person would own their own business units. A warehouse with offices will for instance be sold at prices of N$3 850 per square metre, while warehouses without offices will be sold at N$3 600 per square metre. The prices are said to be competitive when compared to what is already on the market. Shops stand at N$5 250 per square metre while offices and showrooms can be bought at N$5 000 and N$4 500 per square metre respectively. It was further reported that 40 percent of the units will go to black empowerment businesses. As part of the social responsibility policy, the car-wash section of the complex will be donated to street children, to be controlled by the City of Windhoek. It will be regarded as a fully-fledged car wash. Main partners in the envisaged Hyper Motor City development are Marketing No.1 Estates, Attorneys Weder, Kauta and Hoveka Incorporated, Consulting Engineers, Manda Bakkes Architects Quantity Surveyors, Developers, and Bank Windhoek Namibia.
