STAMPRIET - The high demand for property at Stampriet Village in the Hardap Region has resulted in extremely high prices for land at the village.

The lowest price for land is presently N$82 000 for 1 500 square metres, while buyers in the town pay up to N$165 000 for a residential plot.

Sources say the high prices may scare away developers  as the prices are higher than for bigger towns near Stampriet, such as Mariental which sells  erven at an average of N$40 000 per plot.

The Chief Executive Officer of the Mariental Municipality, Paul Nghiwilepo, told New Era the cost of residential erven may also increase at the town as the municipality intends to apply for loans from  the Government Institutions Pension Fund (GIPF) to provide serviced erven to the public.

The Acting Chief Executive Officer of  Stampriet Village, Ruben Sitanga, confirmed that erf prices are high at Stampriet due to the high demand for residential  erven.

He said that over the past 10 years the village council did not valuate properties and  prices were not fixed.

However, the council approved the new tariff structure as demand is very high.

“We have a very long waiting list of people who want to come and build houses in Stampriet. We are waiting on the Ministry of Regional, Local Government and Housing for approval to service more land,” he said.

Stampriet is situated about 50 kilometres north-east of Mariental and is popular for its flora and fauna.
